The average lifespan of your typical asphalt roof shingle is roughly 20 years, but it may fail way before then. Your roof is constantly exposed to harsh weather conditions, including the baking sun, strong winds, freezing temperatures, and pouring rain, which will quickly degrade your roof. Unless you constantly get up on your roof, it may be difficult to tell how bad things are from the ground.   1. Your neighbors are getting a new roof- It may be a sign of concern if you begin to see many of your neighbors getting a new roof. Most of the time, homes in the same neighborhood are relatively close in age. This could mean your neighbor's roofs have begun failing due to age, or storms maybe have caused enough damage to need them replaced. It's a good idea to have someone inspect your roof to ensure that it is in good working order or if it needs to be replaced, it is done before any further damage is caused to your home. 

  2. Missing Shingles- Missing shingles are never a good sign. The reason why this occurs has to do with your shingles starting to become weak. Once the adhesion that holds the shingles down loses adhesion, any small gust of wind can easily start lifting them. While a few missing shingles may not require a full replacement, it's important to have a roofing company inspect them to ensure that no water has gotten inside the home or that any decking has rotted. 

  3. 20-year-old roof- If you know that your home's roof is over 20 years it may be a good time to have it inspected. At this age, most roofs will begin to fail, and it's best to have an expert provide a full roof report to know if it is time to replace it. 

  4. Granules missing- The granules on a shingle protect the asphalt on your roof. If you notice granules on your gutters, this is a good sign that your roof is no longer protected. Once these granules are gone, there is no way to reverse them; with no granules, the sun will bake the asphalt and cause them to deteriorate, causing a big problem for your roof. 

  5. Curled shingles- If you begging to see curled shingles, it may be a good sign that it's time to have your roof replaced. Curled shingles on new homes can often be serious signs of bad ventilation. It’s important to have a roofing contractor inspect to find the root of the problem.
